The short answer

This site publishes information about Madeira Island and introduces buyers to licensed Portuguese brokerages. It is not a real estate agency, a law firm, a tax adviser or an immigration consultancy. Nothing here is advice, every rule described can change, and every figure carries the date it was checked.

1. What this site is

Madeira Atlantic Property is a publisher. It writes about buying property, moving to, living on and visiting Madeira Island, and it introduces people who want to buy to Portuguese brokerages that hold an AMI licence.

It is paid no fee and no commission by the brokerage, or by anyone else, for an introduction. You are never charged for an introduction, and no money reaches us if you buy. That position is set out in full on the how we get paid page, and it is disclosed on every page where a property appears rather than buried here.

2. What this site is not

It is not a real estate agency. It holds no AMI licence, it never acts as a mediator in a property transaction, it does not market or negotiate on behalf of a seller or a buyer, it does not take money from a buyer, and it does not hold client funds. Every property shown is held by a named licensed brokerage, credited with its licence number in the same block as the price so you can verify it at the public register.

It is not a law firm, a tax adviser, an accountancy practice or an immigration consultancy, and nothing on it is regulated advice. Rules about visas, residency, property transfer tax, short-term rental registration and taxation are described in the third person, as published, with a link to the source. Applying any of them to your situation is work for a qualified professional in Portugal, and this site is not a substitute for one.

It is not a travel agency or a tour operator. Where a walk, a viewpoint or an operator is described, the practical details are as published on the date shown, and permits, prices and access rules on Madeira change.

3. How numbers get onto these pages

Every figure in a guide is a link. Click it and you land on the utility, gazette, statistics office or authority that published it, and the page tells you the date we read it. That is not a stylistic choice — the site is built so that an unsourced figure cannot be published at all. A number without a source stops the build.

The rules the writing follows

  • Portuguese primary sources take precedence over English secondary ones. The national gazette, the regional gazette, the tax authority, the regional tourism directorate and the regional statistics office are cited in preference to anybody's summary of them, including ours.
  • Madeira is an autonomous region and its rules are frequently not the mainland's rules. Short-term rental registers regionally. Property transfer tax runs on Madeira's own brackets. Health is a regional service. Where an article describes the mainland process as though it were the Madeira process, it is wrong, and this site says so.
  • No cohort is claimed that has not been counted. This site never writes most of our buyers; it never writes in our experience; and it never writes people usually find. If a number of people has not been counted, no number of people is described.
  • No yield, occupancy, appreciation or return is projected, for any property, ever. Costs can be calculated because rates are published. Revenue is a forecast, and a forecast printed next to a price is a sales tool.
  • Where a rule is genuinely contested, both readings are given rather than the tidier one.

4. Freshness, and what happens when a rule changes

Every guide carries the date it was last checked, at the top, next to the author. Tax rates, visa thresholds, transfer-tax brackets and registration rules change — sometimes with very little notice and sometimes with retroactive effect. A page that was accurate when it was written can be wrong by the time you read it.

Treat the date as part of the fact. If the date is old and the decision is large, check the source yourself before acting on it; the link is right there for exactly that reason.

5. Images

Illustrative imagery on this site is generated and is labelled as an illustration in its alt text and, where it sits next to a specific place or property, in a visible caption. A generated image is never used as a photograph of the villa, of a real listing, or of a specific named town. Where a photograph is a photograph, it says so.

6. External links

Links to Portuguese authorities, registers and utilities are provided so you can verify what is written here. We do not control those sites, their content or their availability, and a link is not an endorsement of anything on the far side of it beyond the specific fact it supports.

7. Tools and calculators

The calculators apply published rates to figures you type in. They run in your browser, we do not see what you enter, and they deliberately leave out anything we would have to invent — there is no rent, no food and no insurance in the cost calculator, because those are yours. A calculator output is an arithmetic result on published rates, not a quotation, not an assessment and not a promise. The notary, the tax authority and the consulate produce the numbers that actually bind you.

The assessment quiz reads back what you told it. It has no access to your circumstances beyond your answers, and one of its results is that you are not ready and should visit first.

8. Limitation

The site is provided as it is. To the extent the law allows, we exclude liability for loss arising from reliance on it, and in particular for decisions taken on a rule or figure that has changed since the date shown on the page. Nothing in this section limits liability for fraud, for death or personal injury caused by negligence, or for anything else that cannot lawfully be excluded, and nothing in it affects your statutory rights as a consumer.

9. Tell us when we are wrong

A correction is more valuable to this site than a compliment, because the entire proposition is that the numbers are real. If you find a figure that is out of date, a rule that has changed, or a source that no longer says what we say it says, write to corrections@madeiraatlanticproperty.com.
