The short answer
This site is information and introductions — not advice, and not agency. We are not a licensed real estate mediator, not a lawyer and not a tax adviser. Property details come from the listing brokerage and can change without notice.
1. What this site is
A publication about Madeira, plus a service that introduces buyers to licensed Portuguese brokerages. Using it means accepting these terms.
2. What we are not
Madeira Atlantic Property is not a real estate mediator and holds no AMI licence from IMPIC. We do not list, market, value, negotiate or sell property. We do not represent buyers or sellers. We never hold client funds.
We are not lawyers, accountants, tax advisers, mortgage brokers or immigration advisers. Nothing here is legal, tax, financial or immigration advice. Take advice from someone licensed to give it before you act.
3. Property information
Every property shown is listed by a third-party brokerage, named on the page with its AMI number. Prices, availability, areas and descriptions come from that brokerage. They change, sometimes daily, and we do not control them. Verify with the brokerage before relying on anything, and never make a financial decision on the strength of a page on this site.
4. Introductions
An introduction is exactly that. We are not party to anything that follows, we do not guarantee a brokerage’s service, and any contract you sign is between you and them. We are paid nothing for an introduction — no fee and no commission, from you or from the brokerage — see how we get paid.
5. Accuracy and dates
We date every substantive claim and link its source. Portuguese tax, immigration and short-term-rental rules change often, and a page can be correct on the day it is written and wrong three months later. Check the date on the page. If you spot something out of date, tell us — we will fix it and log the change.
6. External links
We link to government sources, brokerages and booking sites. We do not control them and are not responsible for their content.
7. Our content
The writing, data and photographs here are ours unless credited otherwise. Quote us and link us freely. Do not republish whole articles or our datasets as your own.
8. Liability
We provide this site in good faith and take real care with it. To the extent the law allows, we are not liable for loss arising from reliance on it. Nothing here limits liability for death, personal injury, or fraud.
